Let’s talk about something a lot of sellers are asking right now:
“Is this normal?!”
Because here’s the truth…
If you bought or sold during the crazy COVID market…
Today’s market feels painfully slow.
🏡 Here's the truth:
I had a client recently ask me why her homes in BOTH Florida and North Carolina were just… sitting.
Two states.
Two properties.
Two different Realtors.
Same result.
And honestly?
Yes… it’s normal right now.
đźš© The real challenge?
Most people only remember the frenzy.
The:
→ Multiple offers
→ Houses selling overnight
→ Buyers waiving everything
→ Record-low interest rates
But that wasn’t “normal.”
That was a temporary market shift.
đź’ˇ What this means for you:
Before 2020?
A normal market often meant:
→ 180+ days on market
→ Year-long listing agreements
→ Buyers actually having choices
And that’s much closer to where we are again now.
🏡 Now let’s talk about the part making this extra hard…
A lot of sellers don’t have enough equity to “play ball.”
Because many people:
→ Bought at higher prices
→ Have higher interest rates
→ Didn’t put much down
So now?
It’s harder to offer concessions, price aggressively, or compete with builders.
đź“Š One of the most practical takeaways from this episode:
New construction is changing the game.
Builders are offering:
→ Lower rates
→ Closing cost incentives
→ Extra upgrades
And resale sellers are having to figure out how to compete with that.
⚖️ A better way to frame your role:
If your house hasn’t sold yet…
That does NOT automatically mean:
→ It’s overpriced
→ Your Realtor is failing
→ Something is “wrong” with your house
Sometimes it simply means:
The right buyer hasn’t found it yet.
🎯 Real talk:
This market requires patience again.
And honestly?
A lot of people forgot what that felt like.
But slower does not mean impossible.
